Property renter(=requester) will demolish and remove big furniture or household goods which could not be disposed.

Curing as above, we pay careful atttentions not to be hurt or dusty at public places, then we duly start operation work.

 

・Removing operation work of interior materials(interior demolition)

From here, we finally go on demolishing interior decoration.

Depending on its construction work scope and procedure too, we go on demolishing in the order of ceiling, wall, and floor.

In the case of office, it is often indispensable to change new fluorescent light, floor tile and so.

As we stress again here, please read and check the contract sheet well on this point.

If you should have requested demolition・restoration of unnecessary places afterwards, it may cost needless expense, and may also take time too.

In the case of removing floor tile, it often occurs stripping adhesive so called「chipping」work.

For this work, electric tool is often used, then loud sound・vibration may occur.

As for hourly and daily schedule of this work stage, it seems that it is better to obtain understanding of confirming by fully explaining to neighborhood in advance.

 

Recovered and restored operation work of demolition・removing areas

Depending on the contract too, if all items are included for recovery and restoration work, significant number of points should be recovered and restored, such as ceiling or wall board, cloth(or wall paper), lighting tool, floor mat, air-conditioner, door, blind・・・and others.

As we also explained as above, also depending on the contract, wall cloth, fluorescent light, floor tile and others often come to be the object of recovery and restoration.

 

・Disposal of industrial waste(removal)

We go on moving out demolished materials, household goods waste which property renter could not move out, materials arisen at the time of operation work, and so on.

If it is an authentic work contractor, there is a definite rule of writing down as voucher, in accordance with manifesto system, describing「which demolition, going through what kind of route(or work contractor), where to be moved out」.

If relative industrial waste cannot be fully disposed at intermediate treatment facility, it shall be sent to final disposing place. So, manifesto from intermediate treatment facility contractor to final disposal contractor shall be issued separately too.

 

The property renter side does not necessarily have to grasp all of these. However, if waste treatment contractor happens to be dishonest(≒demolition contractor is dishonest), the chances of being lawfully punished will be high too, as construction work requester(=renter side) who pretends not to know request construction work on purpose.

You should watch out and be cautious to work contractor who will not hand a copy of manifesto to you.

If possible, it may be advisable if you obtain a copy and check the possible contractor too.

 

However, in the case of a construction work construction work contractor itself disposes final waste, or has facility to be able to store waste, manifest is going to be unnecessary.

It is relieving to be able to grasp to that extent when you actually request construction work.

 

・Cleaning operation work after demolition, removal, and recovery and restoration of temporarily placed household goods or furniture and others

After recovered and restored by work contractor, dust or tiny trash may emerge naturally at work site more or less.

The work contractor will clean up those.

However, it differs according to work contractors, or its plan whether cleaning up operation work is still to be done by that construction work contractor,

or requesting other contractor, and cleaning up to what extent.

Normally, in often cases, the relative contract may be exchanged to both sides that including trash,

dust should be fully cleaned up and handed the property to the next renter or returned.

We recommend you to check in advance before renting property, to what extent cleaning up will be done.

 

After all is completed, we go on returning temporarily placed household goods and furniture for operation work.

Also in this case, if it is necessary to change layout of household goods, furniture or so from before operation work,

and altering disposal which is not the same as former situation, advanced meeting with the work contractor can make its actual work smoothly.

As a caution again, in order to diminish possible trouble and unnecessary cost・time spending too, considering above situation so far,

we recommend you to have enough meeting with property lender in advance.
